The Kool-Aid Man is much better known and less threatening than Master Chief.

In general Chief is not gonna be a great salesmen. He doesn't say much, doesn't show his face, tends to intimidate people.

The Kool-Aid Man on the other hand is associated with happy childhoods and nostalgia. Which is something that sells. He can also prove the house is deal, by not being able to break through the walls.

Most people don't want a house they have to "survive" and is Chief even up for making the pitch. Guys fairly laconic and selling things normally takes saying more then grumbling a couple of words.

Man, selling Amityville may just be a tough pull for about any mascot here. 

While Master Chief technically fits the aesthetic better, he/she never struck me as the type to pitch product. The Kool-Aid Man at least has experience as a mascot and enthusiasm.
